Pressure Washing in Albuquerque, NM

Albuquerque is a dusty city. Spring winds carry fine sand and dust across every surface, and monsoon storms turn it into mud that splashes onto walls, patios and walkways. Concrete driveways collect oil drips and tire marks, flagstone patios and brick walks fill with dirt in their joints, and block walls pick up mineral stains and efflorescence from irrigation spray. Portales, outdoor kitchens and patio furniture gather a gritty film that never seems to go away. A good wash brightens everything up and makes outdoor spaces pleasant again, especially before summer gatherings or when you're getting a home ready to sell.

We match the pressure and method to the surface. Concrete driveways and walks can take higher pressure with a surface cleaner that leaves even, streak-free results. Flagstone, brick and pavers get a gentler wash that won't blast out joint sand or chip edges. Stucco is cleaned at low pressure with appropriate cleaners, since high pressure can damage the finish and drive water into cracks. We protect plants, windows and doors, use water carefully and avoid washing debris into the street. When we're done, we rinse everything down and leave your outdoor space looking fresh.

What this covers

  • Concrete driveway and walkway cleaning
  • Flagstone, brick and paver patio washing
  • Block wall and courtyard wall cleaning
  • Low-pressure stucco and portal washing
  • Oil, rust and mineral stain treatment
  • Patio furniture and outdoor kitchen cleaning
  • Fence and gate washing before staining
  • Trash bin and pet area cleaning
A note from around here: Flagstone patios and brick walks in Corrales, Los Ranchos and the North Valley fill with dust and dirt from nearby fields, while concrete driveways and block walls in the Heights, the Westside and Rio Rancho pick up oil stains, wind-blown grime and irrigation mineral spots. Homes along unpaved roads in the South Valley and on the edges of Rio Rancho collect an extra layer of road dust on everything facing the street.

How a pressure washing visit usually goes

Assess the Surfaces

We look at each surface, note stains and damage and choose the right pressure, nozzle and cleaner for each.

Protect the Surroundings

We cover plants, outlets and fixtures, close windows and move furniture as needed.

Clean and Treat

We wash each surface at the right pressure, pre-treat oil, rust and mineral stains and clean joints and edges.

Rinse and Review

We rinse everything down, put furniture back and walk the area with you to make sure you're happy with the results.

Efflorescence, the white, chalky deposit on block walls, brick and concrete, is common in Albuquerque. It forms when water soaks into masonry, dissolves minerals and carries them to the surface as it evaporates, and our hard irrigation water and dry air make it especially noticeable. Pressure washing alone often can't remove it, and sometimes makes it worse by pushing more water into the wall. We use the right cleaner to dissolve the deposits, rinse at low pressure and suggest adjusting sprinkler heads so they don't keep spraying the walls. Sealing masonry after cleaning can also help keep efflorescence from coming back. Monsoon storms leave their own marks too: red-brown mud splashed up the bottom foot of stucco walls, silt dried into the corners of patios and gravel washed across driveways. A quick, gentle wash in September, once the storms are done, keeps those stains from baking in through the fall sun.

What shapes the price in Albuquerque

The cost of pressure washing depends on the size and type of surfaces, how dirty they are and how much care they require. A small concrete patio is quick. Large driveways, long block walls, two-story stucco walls and big flagstone patios take more time. Stucco and delicate stone need gentler methods that take longer. Heavy oil stains, rust from irrigation water or mineral buildup may need pre-treatment. Bundling several surfaces, such as the driveway, front walk, back patio and block walls, into one visit is the most efficient approach. We'll look at the surfaces, in person or from photos, and give you a clear price before we start, including any stain treatment you want.

Neighbors often ask

Can you pressure wash stucco?

Yes, but carefully. High pressure can blast away the stucco finish, damage color coats and force water into cracks, which leads to more cracking and staining. We use low pressure, appropriate cleaners and a gentle rinse to remove dust, mud splash and mildew without harming the surface. If we see cracks that should be sealed first, we'll point them out.

How do you handle water use in a dry climate?

We know water matters here. Pressure washers actually use less water than a garden hose for the same cleaning, and we work efficiently to avoid waste. We also avoid letting dirty runoff wash into storm drains and adjust our approach to follow any local water restrictions in effect.

How often should I have my patio and driveway washed?

For most homes, once a year is enough, usually in late spring after the wind dies down. Homes near open land, dirt roads or fields may benefit from a second cleaning after monsoon season. Regular cleaning keeps stains from setting in and makes surfaces easier to maintain.

Can you clean my patio before I seal it?

Yes. Cleaning is the most important step before sealing concrete, pavers, flagstone or a wood deck. We remove dirt, stains and loose material so the sealer can bond properly, then let the surface dry fully before sealing. In our dry climate, that often takes just a day.

Will pressure washing damage my flagstone?

Not if it's done right. Flagstone can chip or flake if hit with too much pressure, and joints filled with sand or mortar can be blasted out. We use lower pressure and a wider spray on stone, clean carefully along the joints and can refill sand joints after washing if you'd like.

Can you clean the dust and pollen off my covered patio and portal?

Yes. Portales and covered patios trap a layer of fine dust, cobwebs and spring pollen from junipers, elms and cottonwoods. We wash the ceiling, beams and posts gently so we don't strip wood finishes, clean the floor surface and rinse light fixtures and fans. It's a nice reset before the evenings get warm enough to sit outside.
